Detroit’s Core City is welcoming its latest architectural statement—The Canopy, a residential project designed to blend world-class architecture with lush landscaping. Developed by EC3, Prince Concepts, and Studio Detroit, the team behind the award-winning True North, The Canopy offers a fresh take on urban living with five duplexes set within a thoughtfully designed natural environment.

Drawing inspiration from Mies van der Rohe’s Lafayette Park, Albert Kahn’s industrial legacy, and Donald Judd’s raw, minimalist spaces in Marfa, The Canopy introduces striking stucco structures with expansive glazing, maximizing light and views. Inside, the units range from studios to two-bedroom layouts, featuring high-end finishes—oak floors, custom birch millwork, and generous terraces or balconies that seamlessly connect the interiors to the outdoors.

Landscape plays a key role in shaping the experience. Prince Concepts transformed the formerly abandoned site by planting 121 trees and creating 10,000 square feet of native gardens, turning the space into a green retreat within the city. Murals by Detroit-based artist Victor Reyes add another layer of depth, with his sweeping blue compositions on the rooftops mirroring the sky above.

 

Located within walking distance of Café Prince, Core City Park, and Puma, The Canopy continues the neighborhood’s evolution into a design-forward hub. With phase two already underway—adding seven more duplexes—the project reinforces a vision of humanistic housing where architecture, landscape, and community intertwine.
